Deloitte
Financial Advisory Services LLP (Deloitte FAS) provides advice to
clients on critical financial events and transactions through the
integrated service lines of Corporte Finance, Forensic and Dispute
Services, Reorganization Services and Valuation Services.
Valuation
Services provides a focused set of valuation consulting services to
clients across a range of industry segments. Specific areas of focus
include business & intangible asset valuation, cost segregation,
machinery & equipment valuation, construction advisory, real estate
financial advisory, and lease advisory services.
Our wholly-owned
subsidiary (also referred to as Region 10 or "R10") at Hyderabad employs
professionals who work closely with our US professionals to respond
quickly and efficiently to the complex and diverse needs of our clients.
The
Real Estate Valuation team is involved in valuations of real property,
analysis of small/large loan underwriting, acquisition due diligence and
market research. Acquistion due diligence includes analyzing and
abstracting retail, office and industrial leases. This information is
used to prepare cash flows to support management decisions about
acquiring property. Loan underwriting is done to support the
securitization of loans, and usually involves an audit of financial
statements. The team also performs purchase price allocations for
acquisitons of real property s to assist the acquiror in financial
reporting.
Specific Skill Sets Required
- Knowledge of accounting and corporate finance concepts
- Knowledge of valuation software like Argus and Dyna will be a plus
- Good verbal and written communication skills in English
- Ability to effectively communicate with associates and managers in the US
- Proficiency in MS Office applications, especially MS Excel and MS Word
Job Purpose:
·
Assisting Real Estate professionals in the Deloitte US Firms in
providing lease advisory services, securitization services and market
research services to clients
· Assisting in preparing financial schedules
· Also assisting in the quality review of deliverables produced by associate analysts
Key Job Responsibilities:
· Understanding the scope of engagements
·
Reading, identifying and analyzing critical clauses in a lease that
affect financial decisions, and abstracting these using appropriate
software
· Conducting preliminary lease audits and reverse audits
· Providing lease administration services
· Reviewing rent roll schedules for multi-family properties
· Preparing loan abstracts and asset summaries for securitization due diligence
· Appraisal reviews
· Sourcing real estate market data for markets within and outside the US
· Comparables search using Co Star and Loop net
· Market research and leasehold valuation by analyzing market rents
· Interacting with internal clients and communicating with associates and managers in the US
· May need to work on other Deloitte FAS engagements
Additional Job Responsibilities:
· Preparing common area maintainence schedules based on lease agreements and operating statements
· Lease abstract audits involving the review of leases against client abstracts
· Preparing and reviewing Real Estate Investment Trust (REIT) compliance schedules
· First level review of work products
